History of Grampian Hills, PA 17701

Grampian Hills is located on the north side of Williamsport, PA. This carefully planned out community was originally sketched out in the 1920’s.
Grampian Hills was originally formulated thanks to the vision of Frank Plankenhorn. Plankenhorn had a certain vision back in the 1920s to develop the site for residences under a certain set of standards. The first home constructed was his located at 89 Upland Road.
Homes in Grampian Hills are discouraged from using buff colored brick or any light colored brick as a construction material.

The first two paragraphs of the Standards read as follows:
“The sale of lots is not the chief aim of Grampian Hills development, but rather the object is to create a residential community of charm and distinction. It is not unusual for new developments to have many interesting houses but it is unusual to provide safeguards against extremes in design which depreciate abutting properties.”
The standards discouraged the use of “buff colored brick or any light colored brick” as material for construction. Building design with respect to basement areas, garages and roofs also are outlined for potential residents.

“Grampian Hills houses have two or more fronts, but no backs,” the Standards state. “This is so because the wide, open spaces between the houses make each dwelling almost as visible from the next street as from that upon which the lot abuts. Furthermore, the ceaseless flow of automobile traffic lessens your interest in the street side of the house and suggests privacy and safety of a well studied garden, behind your house, if you will, but not at the back of it.”

Carl Tallman, an Ithaca, N.Y., architect and specialist in hillside homes, was chosen to prepare the site and the Standards booklet covering all aspects of construction. Stone masons from Italy were hired to construct the monument entrance to the development. Stone staircases can be found winding their way through the hills of the development.
By 1935, five homes were built on Upland and Roderick roads. However, the Depression of the 1930s forced Plankenhorn into bankruptcy. Over the years, many more homes were added to the development, including one built in 1958 at Dunbar Road and Cliffside Drive by Dr. Kenneth Cooper. Cooper said he loves living in an area that affords him both rural and city living.

Grampian Hills is a suburban neighborhood (based on population density) located in Williamsport, Pennsylvania.
Grampian Hills real estate is primarily made up of medium sized (three or four bedroom) to small (studio to two bedroom) single-family homes and small apartment buildings. Most of the residential real estate is owner occupied. Many of the residences in the Grampian Hills neighborhood are relatively historic, built no later than 1939, and in some cases, quite a bit earlier. A number of residences were also built between 1940 and 1969.
